One unique distinction that separates us from other beach towns is the peculiar beauty of the pristine, sugar-white sands and emerald green waters. The unique white sand along the emerald coast consists of pure, small quartz particles which came from a process starting in the Appalachian Mountains. Over thousands of years, as the Appalachian Mountains weathered, quartz and other particles were washed down through the Apalachicola River, ending in the Gulf Creating the most stunning beaches in the US.

30A will continue to grab more attention benefiting the growing full-time residents. Rental income for investment properties will only increase in demand. One of 30A's claim to fame is acclaimed celebrity chef, TV personality, cookbook author, and national best recipe awarrd winner and restaurateur Emeril Lagasse. He's officially called 30A "HOME."

If you ever decide to take a trip to 30A, you need to visit Red Bar, an eclectic restaurant in Grayton Beach. There are a few favorite vacation spots where you might stumble upon celebrities like Sheryl Crow (Owns a home in walking distance and occasionally known to take the stage with the local band), Willie Nelson, Ted Danson and his wife Mary Steenburgen, among others.

If you're in the Seaside area, I recommend the revered restaurant and rooftop bar Bud & Alley's. Dallas QB Tony Romo, political strategists Mary Matalin and James Carville have been spotted here. Earlier, I mentioned the Hollywood movie "Truman Show" which starred Jim Carrey. Tourists and locals can still see production set pictures and paraphenalia taken during the production of the critically acclaimed film in Seaside's quaintly designed and popular Modica Market. In addition, Reese Witherspoon and Melissa Joan Hart have been seen shopping in Seaside.

According to Yahoo! Finance, 30A was named#1 on the list of Vacation Rental Investment Hotspot! The Yahoo! Finance report said rental property located in a hot market can create both long-term capital gains and immediate cash flow. "In many areas, rental income can far exceed the cost of the mortgage on the property. This means you'll essentially be paid to own a property as it appreciates value. However, to reach this investment nirvana, you'll have to pick properties in hot areas which generate consistent rental income."
